Market Update

What's Going on with the market?

February is here and the Vancouver housing market is doing more or less exactly what we expected of it. Inventory levels are rising across the board in all categories and neighbourhoods, while sales numbers are up in all areas except the Downtown condo market, which saw a slight decrease compared to December. Prices in January were all over the map for condos and townhomes, but detached homes in Vancouver Westside, Vancouver Eastside and North Vancouver all showed price increases which look to continue through February. The detached market has also borne witness to a significant number of multiple offer scenarios recently, which is at least partially responsible for the rising prices in this market.

All signs point to more of the same for February and March, with large amounts of market stability and a few local 'hot spots' that are outperforming general market trends. While the detached market is definitely leaning towards a 'seller's market', there are still plenty of good deals to be had in the condo market if you can find the right fit. More selection should improve buying choices in the coming months.

As for the much discussed new mortgage rules, the impact of them is far more muted than you would believe based on the media coverage of the changes. The new rules really only affect fringe buyers who are trying to push their affordability limits to the brink. For most, and for the market in general, these changes will have very little impact.

VANCOUVER SPECIAL RENOVATION

We just finished the first week of the reno and all things considered, everything went quite smoothly. The kitchen, both bathrooms, and the dining room are all down to the studs, and we're now getting a good idea of where we go from here. We wanted to remove the wall between the useless hallway and the dining room in the centre of the house, but weren't sure exactly what was in the wall. When we pulled it apart, it wasn't a major structural wall, but it did contain one supporting post. In the City of Vancouver, if you're going to mess with structural elements, you're going to need an engineer to sign off on the new plans. We've received the built plans from the City, so we should have a final solution in the next couple of days.
